Greater Philadelphia  ·  Commercial & architectural roofing

A roof is a system. We build it like one.

Roof replacement and commercial repair for warehouses, industrial plants, medical buildings, and private schools — and architectural roofing, siding, and windows for the region’s most demanding homes. Two disciplines, one standard of installation.

The difference

Most roofing is sold on price per square. We bid on the assembly.

Two buildings with the same square footage can need entirely different roofs. Deck condition, existing insulation value, drainage, rooftop equipment, wind exposure, and how the space below gets used all change what belongs up there — and what it should cost.

So before we price anything, we look at what’s actually on the building: core cuts to confirm the existing build-up, moisture survey where saturation is suspected, fastener pull-out testing on questionable decks, and a drainage review. The proposal that comes back names the system, the thickness, the attachment method, and the warranty term — in language your engineer or insurer can check.

That’s a slower way to sell a roof. It’s the only way to install one that reaches its warranty term.

Anatomy of a low-slope roof

Five layers. Any one of them will end the roof early.

A representative adhered TPO assembly over a steel deck. Tap a layer to see what it does — and what goes wrong when it’s specified badly.

Cross-section of a low-slope roof assembly, top to bottom: membrane, cover board, insulation, vapor retarder, steel deck. OCCUPIED SPACE BELOW 0102 0304 05 ≈ 6″ TOTAL

How we work

From first call to warranty registration

The same five stages run on a 90,000 SF membrane replacement and on a slate roof over a 1920s carriage house. The scale changes; the sequence does not.

STAGE 01

Survey

We get on the roof. Core cuts, moisture scan where warranted, drainage and penetration inventory, deck and perimeter condition, photos of everything. On residential, a full elevation review including flashings, valleys, chimneys, and ventilation.

STAGE 02

Assembly & proposal

A written system specification — membrane and thickness, insulation and R-value, attachment method, edge metal, warranty term — with the alternates priced separately so you can see exactly what each upgrade buys.

STAGE 03

Preconstruction

Submittals, manufacturer pre-job conference where the warranty requires it, staging and crane or hoist plan, occupied-building protocols, and a schedule that names which sections come off on which days.

STAGE 04

Installation

Our crews, not a rotating cast of subs. Nothing gets torn off that can’t be dried in the same day. Daily photo documentation, and seam probing as the work progresses rather than at the end.

STAGE 05

Inspection & warranty

Manufacturer field inspection, punch list closed, warranty issued and registered in your name. You receive the closeout package: as-built assembly, warranty documents, and a maintenance schedule that keeps the coverage intact.

Certified

Eleven manufacturer certifications behind the work

Certification is the reason a manufacturer will warrant an assembly we install, and the reason they send their own inspector to check it at no cost to you.

Commercial & low-slope

Elevate & Mule-Hide

Certified for the single-ply and coating systems we install on warehouse, industrial, medical and school buildings — which is what lets us put a manufacturer-backed warranty term in the proposal instead of our own promise.

Steep-slope roofing

CertainTeed, GAF, DaVinci & cedar

CertainTeed ShingleMaster and Master Craftsman, GAF Certified Roofing Contractor, DaVinci Roofscapes, and Cedar Shake Installation Specialist — the credentials behind the enhanced warranty coverage on a residential roof.

Siding & trim

James Hardie, Ascend & AZEK

Fiber cement, composite cladding, and PVC trim installed to each manufacturer’s published specification — clearances, fastening and flashing — which is what keeps their warranties intact.

Remediation

Stucco remediation certified

Certified to diagnose and remediate failed stucco assemblies — a widespread problem on homes built through the 1990s and 2000s across Chester and Montgomery County.

Tell us what building you’re worried about.

Commercial owners and property managers: we’ll schedule a roof condition survey and give you a written assessment whether or not you buy a roof from us. Homeowners: we’ll walk the roof and talk through materials before anyone talks price.
